Mold Test vs Mold Inspection: Cost and When EPA Says to Test

By Remediation Cost · Published October 20, 2026

Chart of published mold test prices by test type

An inspection looks for mold and the moisture behind it; a test sends samples to a lab. Both have published prices, and both federal health and environmental agencies have said when testing is worth it. This guide puts the two together.

What EPA and CDC say about testing

EPA's homeowner guide: “In most cases, if visible mold growth is present, sampling is unnecessary.” (U.S. EPA, A Brief Guide to Mold, Moisture and Your Home) It adds that “no EPA or other federal limits have been set for mold or mold spores” (U.S. EPA, A Brief Guide to Mold, Moisture and Your Home), so a lab result cannot be compared with a federal limit. Where sampling does help, EPA says “Surface sampling may be useful to determine if an area has been adequately cleaned or remediated.” (U.S. EPA, A Brief Guide to Mold, Moisture and Your Home) CDC's position is shorter: “CDC does not recommend mold testing.” (CDC, About Mold)

Published prices

Angi, How Much Does a Mold Inspection Cost? (updated Oct 5, 2026) gives a national average of $689 for an inspection, with most homeowners paying $303 to $1,075: $300–$400 for homes under 4,000 square feet and $700–$1,000 for larger homes. A mold test costs $250 to $500. By test type:

Worked comparison

Using the same publisher's figures: the average inspection ($689) is 29% of the average mold remediation job ($2,369), and the full typical inspection range runs past the low end of a bathroom mold job ($500–$1,000). Where mold is visible and EPA says sampling is unnecessary, that money can go to the removal itself; where the source of moisture is hidden, an inspection is how it is found. In states such as Florida, Texas, Louisiana and New York, the company that assesses is kept separate from the one that removes; see mold licensing by state.
